
The W Hotel South Beach, a notable landmark on Miami Beach, is scheduled to shut down in mid-August 2026 for extensive renovations. This closure signifies the conclusion of its partnership with Marriott, as it shifts to becoming a Waldorf Astoria, under the Hilton brand umbrella. The hotel, situated at 2201 Collins Avenue, will not be available for booking through Marriott after August 17, 2026. Unfortunately, this transition will lead to the permanent layoff of nearly 340 staff members.
The W Hotel South Beach, recognized for its nearly 350 rooms and lively party scene, has been a sought-after destination with high average daily rates. Nevertheless, the property was bought by Reuben Brothers in October 2024 for around $400 million, indicating intentions for a rebranding. The rumors about its transformation into a Waldorf Astoria have now been validated, with the new hotel projected to open in late 2027.
The Waldorf Astoria Miami Beach will experience a careful renovation, providing 348 newly updated suites with ocean views, a re-envisioned arrival experience, a fresh food and beverage service, a curated spa and wellness program, and improved event spaces. Even after a $30 million renovation in 2020, the hotel will receive updates to meet Waldorf Astoria’s luxury expectations.
This rebranding is in line with Hilton’s plan to enhance its luxury offerings in Miami, where Marriott currently maintains a stronger foothold. The Waldorf Astoria Miami Beach will complement another Waldorf Astoria in the works in Miami, enriching Hilton’s portfolio in the area. The shift is anticipated to boost the hotel’s market standing, concentrating on aesthetics, culinary delights, and luxury features.
